Provides major home rehabilitation and emergency home repair services in the participating counties and cities.
The program assists low-income homeowners with major rehabilitation projects up to $35,000 and emergency home repairs up to $5,000 in the form of a deferred loan.
A lien is placed on the home for the amount of project that will be repaid when the home sells, transfers, conveys or 50 years; whichever occurs first. The loan has 0% interest. Major rehab must include lead based paint abatement and housing quality standards testing.
Emergency home repair is defined by projects that put the household in eminent danger such as: no heat, water, septic/well, electrical hazards that could cause fire or a roof caving in the home.
Low-income homeowners in the participating Counties (Branch, Calhoun and St. Joseph) and Cities (Albion) are eligible for this program. Property taxes, mortgage and homeowners insurance must be current, plus proof of income for all household members must be reviewed.
